The Process

Your Path to the Closing Table

1

Get Pre-Approved

Talk to a lender first so you know what you can comfortably borrow before you fall in love with a house.

2

Define What Matters

We'll talk through location, lifestyle and must-haves so your search stays focused from day one.

3

Tour Homes

We'll visit homes together, in person or virtually, and I'll give you an honest read on each one.

4

Write a Strong Offer

I'll help you structure an offer that protects your interests while standing out to the seller.

5

Inspections & Appraisal

A licensed inspector and an appraiser both take a close look so there are no surprises later.

6

Closing Day

You'll sign the final paperwork, get your keys, and officially call it home.

Buyer FAQ

Questions I Hear Most

A few honest answers to what first-time and relocating buyers usually ask me.

Do I need to be pre-approved before we start looking?

It's strongly recommended. A lender will review your finances and let you know what you're able to borrow, which helps us search in the right range from the start and makes your offer much stronger once you find a home you love.

How much cash will I actually need to buy a home?

It depends on your loan type, the price of the home, and your lender's requirements. Your lender can walk you through down payment, closing costs and reserves so you have a clear, personalized number before you shop.

Does it cost me anything to work with a buyer's agent?

Buyer representation agreements and how agents are compensated can vary, and I'll walk you through exactly how it works and what it means for you before we ever start touring homes, so there are no surprises.

What should I know about HOA or 55+ community rules?

Every community sets its own rules, fees and age requirements, so I'll make sure you get the governing documents early and understand what's expected before you fall in love with a specific neighborhood.

Do older Florida homes need extra inspections?

Often yes. Depending on the home's age and location, your inspector or lender may recommend a closer look at the roof, wind mitigation features or wells and septic systems, and I'll help you line up the right professionals.
